Garage Epoxy

Can You Apply Epoxy to a Cracked Garage Floor?

It depends on the concrete. Before a coating is recommended, the floor needs to be evaluated, because the type and condition of the damage and the coating system selected affect both suitability and preparation. Not every cracked or damaged slab is a suitable candidate for coating, and a coating is not a structural repair.

Why a coating is not a diagnosis or structural repair

An epoxy coating changes the surface of the floor. It does not diagnose why concrete cracked, and it should not be expected to stop movement in a slab. Imperial does not provide foundation or structural repair.

Cracks cannot be diagnosed from a general description. The concrete is looked at in person before any coating scope is discussed.

What visible damage needs evaluation

During the visit, these are the kinds of conditions that are reviewed:

  • Cracks and their extent.
  • Holes or missing areas of concrete.
  • Deteriorating or flaking surface areas.
  • The overall condition of the surface the coating would cover.

Why preparation matters

A coating depends on the surface underneath it. Damaged areas and the general surface condition affect what preparation the selected system needs before it is applied.

The selected coating system's own requirements also guide preparation, so the system and the surface are discussed together.

Antonio's experience with deteriorated garage concrete

Antonio describes a garage where he encountered cracks, holes and deteriorating surface areas. Before applying a decorative flake epoxy system, he addressed the damaged areas and prepared the surface.

The lesson is the order of the work: evaluate the surface first, then discuss the preparation and finish.

Questions to ask before approving the coating scope

  • Is my floor a suitable candidate for the coating system being proposed?
  • Which damaged areas will be addressed before coating, and how will that be described in the scope?
  • What preparation does the selected system require?
  • What should I do with items stored in the garage, and when can it be used again?

Common questions

Will epoxy stop my cracks from coming back?
A coating should not be expected to stop movement in concrete. The cause of cracking is not something a coating addresses.
Do I need to clear the garage?
Yes, the work area needs to be cleared. Stored items and when the garage can be used again are discussed for each project.
